I wanted to share this after I shared my last master bathroom on the blog, which hasn’t happened yet. You haven’t lost it! When we bought our house in the spring of 2019, we bought below our budget, knowing full well that we would spend a lot of money to make it our own. It was an old and shabby house in a very nice neighborhood in Chicago, where many houses were selling for two or three times the price of our house.

I will add that it is always a good idea to budget for the unexpected. I would say you should add at least 10-20% of the total budget to the overall maintenance of the project. You never know what’s going to happen when you open the walls, and it’s best to be prepared for the worst. But we always hope for the best! A $25,000 steel beam kept us out of larger projects.

My contractor did both our children’s bath and master bath at the same time. So he gave me a big estimate of work in two places. Hence the cost of renovating two bathrooms. I also bought all the equipment for each space at the same time, so sometimes they are combined.
