Tri Level Kitchen Remodel Before And After
Our client’s house was built in 1963. They loved their home, the big yard and the great neighborhood, but were willing to completely rethink and redesign the main living level. The original floor plan featured a small U-shaped kitchen enclosed by hanging glass cabinets between a dining room at one end and a large family room at the other. This division creates many different rooms and a chopped floor plan. As a family of four, they have more than just a small kitchen and are willing to expand the floor plan to better meet their family’s needs. In addition, the patio doors to the backyard are not directly accessible from the kitchen. Although there is a “hatch” (see below), it’s not suitable for comfortable al fresco dining or al fresco entertaining.
Remodeling A Split Level House (part 2/2)
Split level homes are great because they allow for natural room separation, but multiple walls on each level can make the space feel cramped. Removing walls allows you to create beautiful sight lines and make better use of the available real estate on each level. The key is to create spaces that still maintain a connection and flow from one to the other.
Another challenge when remodeling a split or split level home is how to manage the space when walking up the stairs from the front entrance. The “hallway” in our client’s home at the top of the stairs has become a storage area for toys and other children’s items. We need to create a more inviting and open concept for our customers’ wish lists.
Family time and conversation is also a priority, but the room layout doesn’t allow enough space for everyone to be in the kitchen at the same time, and it’s difficult to keep track of the kids when they’re in another room .
Therefore, the overall aim of the design is to create a more open concept and a larger and more practical kitchen. We started by removing the wall separating the kitchen from the dining room. This gave us the space we needed to create a larger kitchen with a nice big island – but still plenty of room for a family dining table and chairs.
Considering A Kitchen Remodel? Three Ideas To Get Started
Not only did we create a more open plan kitchen and dining room, we also added a second entrance from the kitchen to the living room on the other side. This provides better flow between these two spaces and improves patio door access to the courtyard.
However, we are not pursuing a completely open concept. The portion of the wall separating the kitchen from the family room was retained to separate the space, but the new sink/bar area and additional cabinetry add real wow functionality and design.
Stairs and railings are among the easiest things to change to modernize your split level home. Many homes built in the 1960s have painted metal railings that made the space dated. The staircase to the main level from the entry foyer of our client’s home was no exception. Another “must do” is the removal and replacement of the outdated metal stair treads to ensure continuity of the modern design.
It now feels like a whole new house! With the walls and hanging glass fronted cabinets removed from the kitchen, we have enough room for a large island that not only provides plenty of space for prep, but also creates a lovely gathering place for family and friends.
